Oregon home shoppers, aware that mortgage interest rates fell for nine weeks before ticking up to 6.62% from 6.61% last week, are also finding that there is a slightly higher inventory of residential properties for sale than during the frenzied pandemic era and less of a need to jump fast and waive requests. Time on the market increased to 60 days in December, according to the latest report by the real estate listing service RMLS. In 2021 and 2022, the average time a Portland home went without an accepted offer bottomed at around 20 days.
Yet, some highly desirable places still generate bidding wars and sell for over the asking price. The Oregon property listed as residential that sold for the most over asking price in 2023 was a contemporary-style house on a 160.5-acre alfalfa farm in southern Klamath County near the Oregon–California border. The final price was $850,000 more than the seller sought.
A midcentury ranch-style house on 296 acres in Maupin, on the Deschutes River in Wasco County, sold for $1.4 million, which was $405,000, or 40.7%, over the $995,000 asking price.
Here are more Oregon homes, most on far less land, that sold for more than the listing price in 2023, according to a special report The Oregonian/OregonLive requested from real estate marketplace Zillow.
$850,000 over asking price
A three-level house on Horsefly Lane in Bonanza sold Aug. 15, 2023, for $2.35 million, which was 56.7% over the original $1.5 million asking price.
The contemporary-style house, built in 1988 on a 160.5-acre alfalfa farm, has large windows and a vaulted ceiling in the living room, five bedrooms, 2.5 bathrooms and 2,856 square feet of living space. Outbuildings include barns and a shop with a bathroom and loft area.
“This farm is ready to go with 139 acres planted in alfalfa in 2019, which has been a great producer over the past couple years. Easy irrigating with a six-tower center pivot and wheel lines,” says listing agent Julia Rajnus with Clint Rajnus of Century 21 Showcase, Realtors.
$470,000 over asking price
A two-story house on Scotts Valley Road in Yoncalla sold May 8, 2023, for $1,269,000, which was 58.8% over the $799,000 asking price.
The traditional-style house, built in 2007 on 9.46 fenced acres, has a large bedroom suite with a nook, three more bedrooms, 1.5 more bathrooms and 2,880 square feet of living space.
“Luxury and space consisting of flat usable ground, pond, creeks and pasture with quick access to Interstate 5 and 35 minutes to Eugene or Roseburg,” says owner and listing agent Chad Mast of eXp Realty.
$405,000 over asking price
A midcentury ranch-style house on Juniper Flat Road in Maupin sold on Oct. 11, 2023, for $1.4 million, which was 40.7% over the $995,000 asking price.
The brick-clad house, built in 1950 on 296 acres, has original wooden floors, three bedrooms, two bathrooms and 1,760 square feet of living space. There is also a two-bedroom, one-bathroom bunkhouse.
“The estate also features multiple horse barns and corrals, as well as a half-mile airstrip. And if that wasn’t enough, it’s only minutes away from world-class fishing and white-water rafting, an hour from world-class skiing, and a mere two hours from the Portland airport,” says listing agent Tiffany Hillman of Realty ONE Group Prestige.
$350,000 over asking price
A two-story house on North Shore Road in Lake Oswego sold Aug. 30, 2023, for $2.6 million, which was 15.6% over the $2.25 million asking price.
The pitched-roof house was built in 1935 on a 7,405-square-foot lot on Lake Oswego’s Lakewood Bay. There is a living room with a vaulted, wood-beamed ceiling, sunroom surrounded by windows, four bedrooms, 3.5 bathrooms and 3,766 square feet of living space.
“Picturesque water views from almost every room. Easy entertaining and multi-generational living, with two primary bedroom suites for an ideal floor plan. Dual living or work-from-home options,” says listing agent David Policar with Sohee Anderson of (W)here Inc.
$350,000 over asking price
A lodge-style house on Pony Express Way in Bend sold July 30, 2023, for $1.9 million, which was 22.6% over the $1.55 million asking price.
The house, built in 2008 on 0.39 acres in River Meadows, has four bedrooms, 3.5 bathrooms and 3,670 square feet of living space. Decks offer views of the Deschutes National Forest.
“Where the Big Deschutes River and Mount Bachelor meet, you’ll find this stunning luxury home displaying the grandeur and presence of a modern mountain lodge,” says listing agent Annie Wayland of Cascade Hasson Sotheby’s International Realty.
$326,150 over asking price
A custom house on Southeast 44th Avenue in Portland’s Woodstock neighborhood sold March 22, 2023, for $1,251,050, which was 35.3% over the $924,900 asking price.
The contemporary-style house, built in 2022 on a 7,840-square-foot corner lot, has a shed roof, four bedrooms, three bathrooms and 2,555 square feet of living space. The basement could be used as a family room, guest suite, office or rental accessory dwelling unit, says listing agent Laura Wood with Laurie Gilmer of Think Real Estate.
“From the clerestory windows in the vaulted ceiling, positioned to capture light on the cloudiest day, to the clever wall placement in the open floor plan that carves out a quieter space, this home sings,” according to the listing description.
$315,000 over asking price
A Colonial Revival-style house on North Stanton Street in Portland’s Irvington neighborhood sold Aug. 11, 2023, for $2.31 million, which was 15.8% over the $1,995,000 asking price.
The renovated, three-level house, first built in 1922 on a 10,018-square-foot fenced corner lot, has a primary suite with a fireplace, four more bedrooms, 2.5 more bathrooms and 4,400 square feet of living space. The lower level has a studio with a separate entrance plus a gym with a sauna. There is an art studio in the garage
“Exquisite craftsmanship, designer lighting and high-end finishes throughout. The kitchen is a showstopper that exudes elegance with a Carrara marble island at the center,” says listing agent Susie Hunt Moran with Josue Velasquez of Windermere Realty Trust.
$301,000 over asking price
A furnished, oceanfront house on Beach Drive in Rockaway Beach sold on Sept. 15, 2023, for $1.75 million, which was 20.8% over the $1,449,000 asking price.
The two-level house, built in 1991 and renovated in 2019, sits on a 0.24-acre lot with views of the Pacific Ocean, Twin Rocks and Neahkahnie Mountain. There are three bedrooms, three bathrooms and 2,035 square feet of living space.
“The recently updated home is designed to embrace both the tranquility of its natural surroundings and the comforts of modern living,” says listing agent Tosha Reinmiller of Living Room Realty.
$300,000 over asking price
An Arts & Crafts-style house on Southeast Yamhill Street in Portland’s Mount Tabor neighborhood sold Oct. 6, 2023, for $1.75 million, which was 20.7% over the $1.45 million asking price.
The house, built in 1906 on 0.36 acres, has two ensuite bedrooms. The primary suite has a gas fireplace and the second suite has an upper deck. There are two more bedrooms, 1.5 more bathrooms and 3,419 square feet of living space. The basement has an outside entry and there is a detached garage with a Tesla charging station.
“The award-winning kitchen remodel was featured in Old House Journal magazine, and has custom quarter-sawn oak cabinets, soapstone counters, hand-molded tile and an induction cooktop,” says listing agent Karoline Ashley of RE/MAX Equity Group.
$282,000 over asking price
A traditional-style house with dormer windows on Onyx Street in Eugene sold May 31, 2023, for $1,482,000, which was 23.5% over the $1.2 million asking price.
The two-story house, built in 1938 and renovated in phases over the last two decades, sits on a 9,147-square-foot lot. There is a formal dining room with a wet bar and leaded-glass built-in cabinets, a living room with a wood-burning fireplace and French doors leading to a dining patio plus five bedrooms, 2.5 bathrooms and 3,215 square feet of living space.
“The remodeled gourmet kitchen will please cooks and entertainers alike and opens to a large family room off the back of the home,” says listing agent Tiffany Matthews of Home Realty Group.
$275,000 over asking price
A single-level house on Innes Market Road in Bend sold June 23, 2023, for $2,175,000, which was 14.5% over the $1.9 million asking price.
The house, built in 1999 on 9.7 acres with Cascade Mountain views, has three bedrooms, two bathrooms and 1,877 square feet of living space. There are also two barn-style studios with vaulted ceilings and glass roll-up doors.
“Nestled in scenic Tumalo, this expansive parcel with 6.1 acres of lush irrigated land is a true oasis,” according to the listing description by Cascade Hasson Sotheby’s International Realty.
$275,000 over asking price
A midcentury modern dwelling on Southwest Hawthorne Lane west of Portland sold July 25, 2023, for $2,525,000, which was 12.2% over the $2.25 million asking price.
The house was built in 1954 and renovated by Skylab Architecture in 2010. There are vaulted tongue-and-groove wood ceilings, exposed beams, skylights and floor-to-ceiling windows plus four bedrooms, 2.5 bathrooms and 2,900 square feet of living space.
The 0.45-acre property also has a detached 229-square-foot framed, plumbed and insulated flex space that could become an art studio, workout space, home office or accessory dwelling unit (ADU), says listing agent Brian Butler of Windermere Realty Trust. There is an oversized shop, garage and RV parking pad.
“Thoughtfully designed one-level living for quintessential Pacific Northwest indoor-outdoor lifestyle. Architectural details include steel rod framing, recessed baseboards and interior transom windows,” says Butler.
$267,000 over asking price
A traditional-style house on Southeast 43rd Avenue in Portland’s Richmond neighborhood sold May 19, 2023, for $1,226,000, which was 27.8% over the $959,000 asking price.
The remodeled 1923 house on a 3,920-square-foot lot has a fireplace and built-in cabinets, a classic dining room plus five bedrooms, 3.5 bathrooms and 2,775 square feet of living space. The finished lower level includes a family room, wine storage and living quarters.
“Revel in the sublime blend of old and new, redesigned with a second floor in 2019. The renovation maintained the original character of the home,” says listing agent Bonnie Roseman of Living Room Realty.
